Markets
Indiana, market by market
Five metros, five different sets of numbers. These notes cover what rents, what it costs to carry, what drives demand and which local rule most often catches a remote owner.
The state in one paragraph
One state flag, five different rental businesses.
Indiana’s metros do not move together. Marion County has the depth and the variety. Allen County has the steadiest rent-to-price math. Vanderburgh County is priced for cash flow but picky about water. St. Joseph County has the widest spread between entry price and condition risk. Monroe County runs on a university calendar.
Underwriting a rental here means deciding which of those markets the parcel actually belongs to, then building the coverage ratio from that market’s taxes, insurance and rent — not from a statewide average that describes none of them.
Indianapolis
Nine townships, nine different rental markets, one underwriting question.
Fort Wayne
The state’s steadiest rent-to-price math, in a market that rewards patience.
Evansville
Southwest Indiana’s river city, priced for cash flow and picky about water.
South Bend
University demand, century-old inventory, and the widest spreads in the state.
Bloomington
A campus market with tight supply, high rent per door, and rules that reflect it.
Due diligence
Four things we check in every market before an appraisal is ordered.
The county tax record
The actual parcel, the levy attached to it, and what the bill becomes once owner-occupied deductions no longer apply.
The insurance profile
Roof age, wiring, flood zone and whether a carrier will write replacement cost at a premium that leaves the ratio intact.
The rent the market supports
Not the listing projection. Comparables within the same submarket, adjusted for condition and unit count.
The local rule that bites
Rental registration, short-term rental permits, occupancy limits, association covenants and any open code case on the parcel.
Market notes are general information about local housing and rental conditions, not an appraisal, a rent guarantee or a projection of investment performance. Confirm current ordinances and parcel records with the city, county or a local professional before you commit capital.
Which market is the property actually in?
Send the address. We will pull the county tax record, check the rental rules that apply and tell you what the coverage looks like on real numbers.
