About

A broker built for one kind of borrower

Indiana investors buying rental property do not need a shopping center of loan products. They need someone who knows which wholesale lenders will look at a duplex in Beech Grove and a fourplex in Bloomington and say yes for different reasons.

Why this brand exists

DSCR Loans Indiana was built as a single-purpose desk: business-purpose financing for non-owner-occupied rental property in one state. That narrowness is the point. A broker who works a national consumer pipeline has no reason to know that Marion County runs a rental registration program, that a seller’s tax bill usually reflects a homestead deduction the buyer will lose, or that a hundred-year-old house in South Bend can price its insurance out of the coverage test before the appraisal is even ordered.

We know those things because they come up on files, repeatedly, and because getting them wrong costs an investor an appraisal fee and a month. So we start with them.

What we actually do

We are a mortgage broker. We do not make loans, hold deposits or service payments. We collect the scenario, pull the local numbers, compare the wholesale lenders whose programs fit the property, and present the trade-offs in plain language. When the answer is that no program fits — the property cannot support coverage, the entity is wrong, the occupancy is not eligible — we say that early.

That is the whole service. It is not a rate sheet and it is not a promise. It is a comparison, an explanation and a clean file.

How we are paid

Broker compensation is paid by the lender, by the borrower, or through a combination, by program. Whatever the arrangement, it is disclosed in writing before you commit. Third-party costs such as the appraisal, title and recording fees are yours, and the appraisal fee is generally not refundable if the file does not close.

Who we work with

Investors at every stage: a first rental bought through an LLC, a portfolio of single-family houses spread across three counties, an out-of-state buyer who has never seen the property, a local operator refinancing out of a short-term loan. The common thread is a property that is expected to pay for itself.

We do not work with owner-occupants, and we do not arrange consumer mortgages. That is not a marketing position; it is the boundary of the business-purpose programs we place, and it is the reason the disclosures on this site read the way they do.
